STRATEGIC RETREAT  Responding to shifting buying patterns, the design re-envisions this shopping center to include mixed-use and lifestyle offerings. Retail is re-concentrated around core tenants while former pad buildings and parking areas are utilized to add much-needed housing.
CONNECTING TO THE BAY  Two new vertical mixed-use buildings with food, beverage and sports-related retail connect the shopping center to the Bay with a well-appointed public realm and destination program.
PLANNING FOR THE FUTUREG  Many of the planned residential structures use a wrap typology, providing the option to demolish parking structures to make room for more housing in the future.
